How does construction management differ from general contracting? +
A general contractor performs or subcontracts construction work and is responsible for the final product. Construction management is a service where we manage your project and coordinate certified contractors, but do not perform construction work ourselves. The advantage: the client directly contracts with contractors, sees actual prices, and we represent your interests.
Do you work with private client projects? +
Yes. Our clients are diverse — from private individuals building a single-family home to real estate developers building apartment complexes. We tailor the service scope to different client types.
Is your service worthwhile for smaller projects? +
Our service is worthwhile if the client: (a) does not have time to frequently be on site, (b) lacks the construction knowledge to control contractor decisions, (c) wants to reduce budget risks. Even on smaller projects (€50,000–200,000), the savings often exceed our service cost.
How is the service fee calculated? +
Two models: (a) a percentage of the project value — suitable when scope is not yet defined; (b) a fixed sum — suitable when scope is clear in advance. The specific model is selected after the initial meeting.
Is the first meeting free? +
Yes. The initial consultation (1-hour meeting) is completely free. We discuss the project, evaluate whether we can help, and provide a proposal.
When is the service fee paid? +
Payments are in stages, tied to project progress. Advance upon signing the contract (10–20%), interim payments per agreed schedule, final payment after document submission.
How long does a project take? +
Depends on scope: residential house — 8–18 months (with design and permits), smaller commercial object — 12–24 months, larger development — 24–48 months. Exact timeline is evaluated at the first meeting.
How often will you be on site? +
Regular visits — every 1–2 weeks (depending on construction stage). At critical stages — more often, up to daily. All visits are documented in a photo journal sent to the client.
How quickly can we start cooperation? +
After the first meeting — within 1–2 weeks we can submit a proposal and sign a contract. In urgent cases, the process can be accelerated to a few days.
Are you insured? +
Yes, UAB Monvysta has professional civil liability insurance for its activities. Detailed insurance information is provided upon contract signing.
Who is responsible for construction quality? +
Construction quality is the responsibility of the contractor (certified). We are responsible for process management — whether work is carried out per contracts, design, schedule, budget. These are two distinct but complementary types of responsibility.
What if a contractor does not deliver on time? +
We manage this situation: contractual claims, escalation, and if necessary — contractor replacement. The client does not negotiate directly — that is our job. Our contracts with contractors always include late-fee and penalty clauses.
