No surprises.

Each project goes through six clearly defined stages. The client knows what is happening now, what comes next, and what results are expected.

Site selection

The beginning — with first site review or assessment of an existing one

→ Determining soil type (with geological expertise if needed)
→ Terrain analysis and its impact on foundation decisions
→ Engineering network availability (water, electricity, gas, sewerage)
→ Building zoning restrictions
→ Report to the client with risks and cost forecasts

Design

Coordination of architectural, structural and engineering design

→ Architect selection based on project specifics
→ Structural engineer, MEP engineers, energy specialist selection
→ Project budget optimization already during design
→ Energy efficiency — A++ as standard
→ Client involvement in essential decisions

/ III

Permit approval

All documentation — without bureaucratic burden on the client

→ Building permit application and communication with the Building Inspectorate
→ Approvals with electricity, gas, water suppliers
→ Access agreements (if needed)
→ Special conditions (in nature, cultural heritage zones)
→ All paperwork — we obtain it, not the client

Construction management

Operational project execution — daily client representative

→ Selection of certified construction contractors via tender
→ Subcontractor contracts and coordination
→ Monthly budget reports to the client
→ Photo journal from the site
→ Defect log and monitoring until correction

/ V

Handover

All paperwork — completed, registered, archived

→ Documents to the Building Inspectorate for handover
→ Registration in the Center of Registers
→ Energy efficiency certificate
→ All documentation transferred to the client digitally
→ First operation instructions

/ VI

Operation

Support during the first years of operation

→ Warranty claims coordination with contractors
→ Management of defects that appear during operation
→ Technical support and consultation
→ Periodic assessment after 6 and 12 months
→ Final report after the first year
