Construction management is a service for clients who do not want (or are unable) to coordinate ten contractors, suppliers and specialists themselves. We take over all operational work, leaving the client only strategic decisions.
The difference from a standard contractor: a contractor is responsible for their own work, we are responsible for the entire project — from the first contract signature to the final document submission.
Detailed project cost breakdown, forecasting, contingency reserve. Monthly reports to the client — what was spent, where, and why. Escalation protocol if deviation risk arises.
Project calendar with dependencies. Critical path analysis. Subcontractor synchronization. The client sees a Gantt chart and knows what stage we are in today.
Subcontractor proposal evaluation, negotiations, contract drafting. Defending the client's interests. It is not enough that a proposal is cheap — what matters is whether the contractor will actually deliver on time and to quality.
Regular meeting reports, photo journal from the site, decision log. Even from another country, the client knows what is happening at their site.
The construction management service is charged using one of two models, depending on project size and complexity:
Suitable for projects whose scope is not yet fully defined. The fee is an agreed percentage of the final estimate.
Suitable for projects with a clear scope from the start. The fee is an agreed sum for managing the project until handover.
The specific model is selected after the initial meeting, evaluating the project specifics.
